Chapter 01

What fails on a big low slope footprint

A low slope roof is a lot of membrane with very little pitch to carry water off it. When one fails, it usually fails in a few predictable places: the seams between sheets, the low spots where water ponds after a rain, and the flashing at every penetration and along the parapet walls. On a warehouse or a school, those details add up to hundreds of linear feet.

On a low slope roof, standing water leans on the seams and ages the membrane faster, and a pipe curb or rooftop unit sitting on tired flashing is an open invitation. Caught early, that is a repair.
