Chapter 01
Where roof leaks usually start
Most roof leaks do not start in the middle of a roof. They start where something interrupts it. Flashing is the metal that seals those spots: around chimneys, plumbing vents and skylights, and wherever a roof meets a wall. When flashing lifts, cracks, loses its sealant or was never lapped well, water follows the gap into the attic, and the stain shows up on a ceiling a long way from the actual opening.
Wind is the other common cause. A windstorm can lift shingles along a ridge, an edge or a hip so they no longer lie flat, and a lifted shingle lets rain get under the ones around it. Chapter 03
When a repair becomes a replacement
Sometimes patching will not hold: shingles worn through across a whole slope, decking that has taken water for years, or storm damage that reaches past one spot. A good estimate tells you which one you are looking at, and shows you what was found.
